“How much will this actually cost me?” is the question every renovation conversation starts with, and it’s a fair one, because Dutch renovation pricing can look like a completely different number depending on which website you land on. Here’s a realistic, current breakdown for 2026, and what actually moves the number up or down
The short answer
For a full home renovation in the Netherlands in 2026, expect to budget somewhere between €800 and €1,500 per m² for a solid mid-range job covering all rooms, finishes, and technical systems (electrics, plumbing, insulation). A basic refresh can come in lower, around €500–800/m², while a high-end, fully bespoke renovation with premium materials can run well past €1,500/m².
For an average 80m² home, that puts a full renovation somewhere in the €65,000–€120,000 range — though plenty of projects are smaller in scope and cost significantly less.
Cost by room
Kitchen A basic kitchen renovation typically runs €4,000–€10,000. A mid-range kitchen with better appliances and finishes lands around €11,000–€18,000, and a fully custom, high-end kitchen can reach €20,000–€25,000+.
Bathroom Budget €5,000–€15,000 for a standard bathroom renovation, depending on tile choice, fixtures, and whether plumbing needs to be relocated. Large-format tiles and freestanding baths push costs toward the top of that range.
Structural additions An extension (aanbouw) typically costs €1,200–€1,700/m², and a roof extension (dakopbouw) €1,500–€2,200/m². Both usually require an omgevingsvergunning (environmental/building permit) from your municipality — budget 4-12 weeks for that process alone before construction can start.
What actually moves the price
- City premium. Amsterdam and other major cities typically run 15–25% higher than rural provinces, driven by labour costs, parking/logistics restrictions, and VvE (owners’ association) requirements in apartment buildings.
- Condition of the existing structure. Older homes — especially anything requiring asbestos removal or an electrical system brought up to current code — add cost fast and are hard to estimate accurately before opening up walls.
- Permit requirements. Interior-only work (new bathroom, flooring, painting) generally doesn’t need a permit. Structural changes — load-bearing walls, extensions, roof work — do, and that adds both cost and time.
- Finish level. The gap between “standard” and “luxury” finishes is often the single biggest swing factor in any quote — sometimes doubling the per-m² price for the same physical scope of work.
Timeline
A partial renovation (one room) typically takes 1–4 weeks. A complete home renovation — including permits, if needed — realistically takes 4–12 months from first quote to move-in. Anyone quoting a full renovation in a few weeks is either doing a very limited scope or setting expectations that won’t hold.
